Furthermore, plans are progressing for a major Six Senses resort to be built on the 400-hectare Pinheirinho estate, slated for launch in 2028. This ambitious project will place a strong emphasis on sustainable development and wellness practices. The genesis of this intense development boom can be traced back to the period following the 2011 banking crisis, which ultimately necessitated the Espirito Santo family selling off significant portions of their extensive land holdings.
While the rapid construction of exclusive residential complexes, including plans for expansive golf courses, undoubtedly provides a significant stimulus to the local economy, it simultaneously triggers serious concerns among environmental groups. Activists organized under the banner Dunas Livres (Free Dunes) are sounding the alarm, cautioning that the execution of eight planned mega-projects, collectively spanning hundreds of hectares, will drastically increase the demand for and consumption of water in an area already suffering from chronic scarcity and drought conditions. Experts warn there is a palpable threat of irreparable harm to the region's delicate and irreplaceable ecosystems, including its crucial protected dune systems, native pine forests, and the traditional rice fields that define the landscape.
The transformation has also profoundly impacted the social and economic fabric of Comporta. Real estate values have soared dramatically, making housing unaffordable for many locals: a modest dwelling once valued at €20,000 might now command a staggering price tag of €1 million. Local residents are voicing apprehension that the pace of construction is disregarding the interests of the established community and the area’s natural heritage. Belinda Sobral, the proprietor of a local tavern, articulated this widespread sentiment, noting that the fundamental issue is not tourism itself, but rather the speed and lack of consideration with which it is being implemented, showing insufficient respect for Comporta's long-time indigenous inhabitants.
In response to this mounting criticism, developers such as Vanguard Properties assert their commitment to standards that exceed mere legal compliance. They are actively adopting rigorous BREEAM® certification protocols and have established the Comporta Future association specifically to champion and promote the region's ecological value. Thus, Comporta’s rapid evolution highlights the dual-edged sword of elite development: significant economic benefits are pitted directly against escalating social and environmental strain, necessitating a deliberate and conscious choice in favor of achieving long-term ecological and community equilibrium.
