Los Angeles Judge Moves to Approve Forced Sale of Nicki Minaj's $20 Million Mansion to Settle $503K Judgment

A Los Angeles County Judge, Cindy Panuco, has signaled her intent to authorize the forced liquidation of Nicki Minaj’s high-value Hidden Hills estate. This property is currently appraised at approximately $20 million. The primary motivation behind this judicial action is to satisfy a court judgment totaling $503,318, awarded to a former security guard, Thomas Weidenmuller.

The underlying legal dispute stems from an alleged altercation that took place in Germany back in 2019. The incident involved the rap superstar and her husband, Kenneth Petty. Weidenmuller secured a default judgment because neither Minaj nor Petty formally responded to the lawsuit concerning the alleged assault. The claim asserts that Petty struck the guard, resulting in what the plaintiff described as a severe jaw fracture. Consequently, the security professional underwent multiple surgical procedures, including the insertion of five plates into his jawbone to repair the damage.

Judge Panuco is slated to finalize the sale request once the final mortgage documentation is submitted, which is anticipated by January 22, 2026. This move comes after prior attempts to collect the outstanding debt proved fruitless. While Minaj’s legal team argued that the artist possessed the means to settle the debt, the plaintiff maintained that forcing the property sale was necessary. Weidenmuller’s side estimates that the net proceeds, after clearing the existing mortgage, would exceed $6 million. Efforts by Weidenmuller to recoup funds since April 2024, targeting entities such as Apple, UMG, Capitol Records, and Live Nation, have thus far failed to yield results.

The sprawling Hidden Hills residence, reportedly purchased by Minaj in 2022 for $19.5 million, is a contemporary farmhouse spanning roughly 12,000 square feet. This luxurious property boasts eight bedrooms and eleven bathrooms, situated in a highly desirable enclave within Los Angeles County. Despite Minaj’s considerable reported net worth, estimated to be between $150 million and $190 million, she has reportedly not taken steps to resolve the $503,318 obligation, leading the court to consider the drastic measure of selling her primary residence.

The concert venue in Frankfurt in 2019 was the setting for the incident that precipitated this litigation. Weidenmuller’s account suggests that Petty initiated the physical confrontation after Minaj had verbally reprimanded a member of the security staff. It is worth noting that Kenneth Petty has a documented criminal history, including a 1995 rape conviction and a subsequent manslaughter conviction. Furthermore, after relocating to Los Angeles in 2019, he faced legal action for failing to adhere to the requirements for sex offender registration.
